Resident Qualifying Criteria

We offer the following guidelines to provide you the opportunity to review our rental criteria to determine whether you are resident-eligible for Trailside. If you have any questions, please feel free to contact any member of our management team.

All perspective residents will be required to meet the following qualifications:

INCOME:

Monthly income equal to, or greater than three times the monthly rent.

CREDIT BUREAU:

Minimum of three accounts with satisfactory rating and nothing derogatory in the past twelve months.

BANK:

Satisfactory rating.

EMPLOYMENT:

Minimum of six months with the same company. Previous employment of at least one year. (Some exceptions apply.)

RENTAL HISTORY:

A rental/mortgage history which includes satisfactory payment history, no evictions, sufficient move-out notice, and all terms fulfilled.


Criminal background checks are done on all applicants.
Individuals with misdemeanors and felonies will not be accepted as residents.
All applicants must be 18 years of age or older.
